How to Become an Appraiser
A Step-By-Step Guide


Interested in becoming an appraiser? Here is a step-by-step guide that will help you determine what it takes to become an appraiser and a member of the Appraisal Institute. Each step includes links for further information. We hope this helps your decision making process!



1. Careers in Appraisal
Are you switching careers? Do you have a background in real estate? Did you major in business or finance in college? Learn more about the appraisal field from the Appraisal Institute and the Appraisal Foundation to find out if this is the career for you!

2. State Certification
The first step to become an appraiser is to contact the regulatory agency in the state where you live or the state where you plan to work. They will tell you about the necessary requirements to become a licensed or certified appraiser in your state and can provide a list of all of their approved education providers. Although the requirements vary from state to state, you can begin by taking Basic Appraisal Principles and Basic Appraisal Procedures.

The state regulatory agency will also be able to give you information on the trainee process. In order to become an appraiser, you must work as a trainee under a licensed appraiser to gain a certain number of experience hours (number of hours depends on state requirements).

3. Membership
If you are an appraiser performing work governed by the Uniform Standards of Professional Appraisal Practice (USPAP), you are eligible to become an Associate Member of the Appraisal Institute and may begin to pursue the Appraisal Institute’s prestigious designations (see below for details). As an Associate Member of the Appraisal Institute, you demonstrate to your clients that you are educating yourself beyond the level necessary for state certification—you are on your way to reaching the pinnacle of the valuation profession.

If you are not a practicing appraiser under USPAP, our Affiliate Membership offers many of the same educational and professional benefits, and can easily rollover into an Associate Membership once you have become licensed by your state.

4. Designation Requirements
If you are interested in working towards an Appraisal Institute designation (MAI, SRA, SRPA), you must meet all education and experience requirements, in addition to passing the Comprehensive Exam* and submitting an all-encompassing Demonstration Report. The designation process is challenging and requires tremendous dedication, but the rewards of earning this prestigious designation are countless. 5. Chapters
If you are interested in Appraisal Institute courses, you should contact the local AI chapter in your area. Your local chapter will be able to tell you which Appraisal Institute courses correspond with your state requirements for licensure and/or certification.
